This 1823 Georgian House was designed by William Playfair and has been turned into an acclaimed bed and breakfast. It is located in the heart of the Edinburgh's New Town. The bedrooms are luxuriously decorated and there is a superb drawing room, bar, and library in the house. Guests can play either pool or table football in the library when the fancy strikes them. One Royal Circus was recently declared by Forbes Magazine to be "Edinburgh's best kept secret- a real beauty," and has been given a five star rating by the Scottish Tourist Board.

Well where do we start. I highly recommend that you read the small print before booking to stay at this establishment. Unfortunately I had to cancel a booking at One Royal Circus this very weekend and was charge a whopping £258 for the priviliege of doing so (50% for the Sat which I cancelled with a week to go and 100% for the Friday , excessive in my opinion, though in the terms & conditions so fair enough). Out of interest I called later only to find that my room had been resold (no doubt at an even higher rate) and they were fully booked. Surely it's not acceptable behaviour for any business to profit from a situation like this. I am frankly shocked by this and will certainly avoid this property in future.
